Where Investment Has Arrived, Sales Are Watched
Tax sales in neighbourhoods nobody is buying in attract little interest. Tax sales in neighbourhoods where values are moving attract a good deal.
That is the practical difference across the east side. On blocks where restoration is under way, a delinquent burned house is a known opportunity, and the interval between a sale and somebody spending money on the property is short. The framework is on our page covering redemption and possession.
Why Does Speed of Spending Matter to Me?
Which Cuts the Other Way on Value
The same investment that shortens your slack raises what your property is worth. Finished values in the stronger parts of Avondale and Crestwood now carry the cost of repair on much of the stock.
So an owner here frequently has a genuinely good asset and a genuinely short runway, which is an unusual combination and one worth acting on rather than sitting with.
How Do I Tell Which Kind of Block I Am On?
We publish no values, tax positions or investor activity assessments for individual east Birmingham properties. Local sale evidence and the tax office answer those.
The Older Stock Repairs Well
Much of the housing predates modern framing, and timber of that era chars rather than failing at connections. Members can frequently be assessed, cleaned back and retained.
Where values have moved, that combination makes repairing worth considerably more than any cash offer, and we would rather say so than compete for a file we should lose.
Possession Still Matters
The limitation on judicial redemption runs only where the tax purchaser adversely possesses. An owner who retains possession, which may be constructive or scrambling rather than actual, keeps the right without a time limit.
On a block where somebody is likely to take an interest, that is worth knowing before rather than after.
The East Side in Context
Where values are more modest and delinquency commoner, see our page about Ensley, West End and Pratt City. Where the strongest values sit, see our page for Southside and Five Points.
The Statutes That Set the Runway
Sections 40-10-29 and 40-10-120 of the Code of Alabama give 3 years to redeem administratively. Section 40-10-83 sets interest at 12 per cent per annum and carries the judicial redemption remedy.
Preservation improvements, recoverable on residential property, were added by the 2002 amendment at section 40-10-122(d), and the Alabama Supreme Court construed them in 2023.
East Side Questions
Investors Keep Contacting Me.
That usually means your street is being watched. Establish your tax position and your finished value before responding to any of them.
Is My House Worth Repairing?
On the stronger blocks frequently yes. Get the finished value from your actual street rather than the area.
Will You Buy in Woodlawn?
Yes, in any condition, and we will often tell you the numbers favour repairing.
