The practical trap out here, and a quiet one because a search in the wrong county returns a clean result rather than an error.
A property in Shelby or St. Clair County does not appear in Jefferson County's records. If you check the wrong office you will be told nothing is outstanding, which is true and useless. The framework is on our page covering redemption and possession.
How Do I Confirm Which County Holds My Parcel?
The Statute Does Not Vary
Title 40 Chapter 10 of the Code of Alabama is state law. The three-year administrative redemption, the 12 per cent per annum under section 40-10-83, the preservation improvements recoverable on residential property, the judicial redemption remedy and the possession doctrine apply identically in Shelby County and in Jefferson.
What differs is which office collects, which county holds the sale, and where the records sit.
Does County Practice Differ?
We publish no county practices, tax positions or values for individual outer county properties. Each county tax office states its own position for a parcel.
Newer Stock, Fewer Sales
Much of the growth in Shelby County is recent, on subdivided residential land with current mortgages and escrowed taxes. Delinquency is correspondingly less common than in the older parts of Jefferson.
The exception, here as everywhere, is inherited property, where the question is live regardless of the neighbourhood.
Later Construction Decides the Repair
Newer housing uses engineered roof trusses and floor systems, which come out whole once heat has compromised the connections rather than being repaired in sections.
Where a house sits on a slab, heat damage to it is invisible from above and becomes the largest unknown in a file, which buyers price by discounting. An inspection addressing the slab specifically is worth commissioning.
Values Usually Favour Repairing
Across much of Shelby County finished values carry the cost of repair comfortably, so an owner doing the work or a rehabber will beat any cash offer including ours. We would rather say so at the start.

The 2002 amendment at section 40-10-122(d) added preservation improvements, which the Alabama Supreme Court construed broadly in 2023.

The one for the county your parcel is in. A Birmingham postal address does not mean Jefferson County.
