A tax sale requires a property to fall meaningfully behind, and across these cities that is uncommon: values are strong, mortgages are usually current with taxes escrowed, and owners have the means to keep them paid through a difficult year. Is It Worth Checking Anyway?

On inherited property, yes, and it is the one situation here where the question is live. Where an owner has died and several heirs each assume another is handling things, taxes lapse regardless of the neighbourhood or the value of the house. It is a single call to the tax office and it costs nothing to rule out.

What Is Left Is an Ordinary File

Did the frame survive. On the construction common here that means engineered roof trusses and floor systems in the later stock, which come out whole once heat has compromised the connections, and dimensional framing in the older parts of Homewood and Mountain Brook, which chars and can frequently be retained.

What it is worth repaired. From recent sales on the actual street. Everything anyone offers is a subtraction from that figure.

Does That Make These Files Easier?

The Statute That Applies Regardless

Title 40 Chapter 10 of the Code of Alabama applies statewide. Section 40-10-120 allows 3 years to redeem, section 40-10-83 adds 12 per cent per annum, and the 2002 amendment at section 40-10-122(d) added preservation improvements on residential property.

None of that changes with property value; only the probability of ever meeting it does.
